Hosting in the Peak to Peak means dealing with weather, turnovers, and last-minute cancellations. Whatever you pick has to survive that.

What this field looks like from the data desk

Across the 17 challengers our data desk tracks on this list, 11 publish its pricing and the remainder do not — which tells you where your first emails are going. In scale, the sample leans mid (11) and giant (4) on our data desk’s filing. Neither openness nor size decides the order by itself — but both change what your shortlisting work looks like. It is also why two owners can read the same table and leave with different shortlists: the right pick depends on which trade-offs — reach against depth, process against flexibility, transparency against a persuasive call — you are actually willing to make.

How to read this ranking

This is not a directory dump, and it is not sorted by who shouts loudest. The #1 slot is the only hands-on one; the rest of the field is graded on what each company publishes, how openly it prices, and what owners tell us. A company that hides its price pays for that here — an invisible number is an unbudgetable one. The weighting we apply:

  • Setup — 30%. How painless it is to connect your listings and get started.
  • Reliability — 30%. What it does on the night two systems disagree about the same booking.
  • Guest experience — 25%. The check-in, messaging and stay quality guests actually feel.
  • Time saved — 15%. How much of the repetitive work simply stops being yours.

Placement reflects who we would put in front of an owner, not a promise about your result. Open the individual review before you sign with anyone.

Before you sign anything

These three questions save the most money later:

  • The extras behind the headline rate. Cleaning, linen, maintenance mark-ups and onboarding fees hide there — get them itemised on paper.
  • The exit, in writing. Notice period, ownership of the listing and its reviews, and whether calendar and guest data leave with you.
  • The 11pm answer. Who picks up when a guest is locked out on a Friday night — that call, not the sales call, is the product.

Shortlisting in three passes

Pass one is elimination: strike everyone whose footprint, model or category simply does not match your property — the table above does that in minutes. Pass two is pricing: pull the published numbers into one row and send the same three questions to everyone without one. A concrete way to anchor pass two: no-PMS host automation — the no-PMS, flat-$10/month model with a free first 500 messages — and ask each finalist to beat it on the parts you care about. Finish with calls to the last two or three — the tone of the answers is data too.

If halfway through this page you realised you are shopping in the wrong aisle, the management ranking is one click away; every company on either list has its own page in the review library. In practice the two lists share readers: the same owner who delegates a far-away cabin automates the duplex around the corner, and neither choice argues with the other.

The number is never the whole number

A software price is a headline, not a bill. Per-listing pricing scales with every property you add; flat pricing does not; a “free tier” can be a genuine allowance or a stopwatch; and a tool that requires a PMS has quietly added the PMS to its own price. Decode the model first — the monthly number only means something once you know which model produced it.

Only our #1 gets hands-on testing; every other row is our editorial read of published facts, pricing openness and owner feedback — opinion, not lab data. No one pays for a row and there is no affiliate cut. Full rules: editorial policy.
